⭐ PET SITTING SERVICE AGREEMENT

Pet Sitters Unlimited, L.L.C. (“PSU”)

A. GETTING STARTED

A quick overview of how our service works and what you can expect as we prepare to care for your pets and your home.



1. Overview

Client enters into this agreement with Pet Sitters Unlimited, L.L.C., its sitters, employees, agents, affiliates, contractors, representatives, assistants, and associates (collectively, “PSU”).

The terms of this agreement apply to the initial period during which services will be rendered (the “Service Period”) as well as any future Service Periods or Reservations.

Details of services may be expressed online, in writing, or verbally and may be updated upon Client’s notification and PSU’s acknowledgment. Service rates and fees are based on PSU’s current pricing and are subject to change without notice.



2. Registration Meeting

At the Registration Meeting, PSU will:
• Meet your pets
• Review routines, preferences, and care needs
• Review feeding areas, supplies, and litter locations
• Review your online profile
• Test alarm systems (if applicable)
• Receive and test house keys

Client agrees to:
• Complete their online profile at least 48 hours before the meeting
• Provide two (2) working house keys at the meeting

If PSU must duplicate a second key or make separate trips to pick up or drop off keys, additional fees apply.

Registration Fees
• $35 — Two working keys provided
• $48 — One or no key provided (includes duplication costs)

Additional pre-trip meetings requested by Client will incur a full visit fee.



3. Office Hours
• Mon–Fri: 10:00 AM – 6:00 PM
• Saturday: 11:00 AM – 4:00 PM
• Sunday: Closed

(Office hours apply to administrative communications only.)



4. Visiting Hours
• Morning: 8:00 AM – 11:00 AM
• Mid-day: 11:00 AM – 4:00 PM
• Evening: 4:00 PM – 6:00 PM
• Night/P.M.: 6:00 PM – 9:00 PM

Overnights: Approximately 8:00 PM – 8:00 AM (minimum 12 hours; exact times may shift based on scheduling).



5. Minimum Number of Visits

Minimum visit requirements ensure the safety and wellbeing of your pets and are aligned with veterinary standards and PSU’s insurance requirements.
• Dogs: Minimum 2 visits per day
• Cats, Birds, Rabbits, Chickens, Pocket Pets: Minimum 1 visit per day

Twice-daily visits occur approximately 10-12 hours apart. Once-daily visits occur at roughly the same time each day unless specific timing is requested and confirmed.

Additional pets beyond two may incur additional fees.

Unforeseen conditions (traffic, emergencies, weather) may affect exact timing; PSU may reassign another sitter if required.




B. RESERVATIONS & SCHEDULING

How to reserve services, secure dates, and ensure your pet’s care is scheduled correctly every time.



6. Making Reservations

PSU offers three methods to schedule pet sitting or dog walking:

6.1 Online (Preferred)

Log into your profile and submit the dates and services needed. Once PSU approves, visits appear on your schedule.

Important:

Reservations made directly with sitters (verbal, written notes, text) are not valid. Reservations need to be made in the portal. If you are unable to access the portal, you must reach a live person by phone or text (not just leave a voicemail) to request services. We will follow up with an email confirmation showing that you are on the schedule.



7. Confirmation of Service Period

Client must confirm their Service Period within 48 hours before departure via email or phone to ensure accuracy.



8. Emergency or Last-Minute Reservations

We request 7 days’ notice, but last-minute services may be available on a first-come, first-served basis.
• Requests made with less than 3 days’ notice may incur a $25 Last-Minute Fee.
• PSU is not responsible for unconfirmed requests left via voicemail, email, or online system without direct confirmation.



9. Early Returns

Once care has begun, there are no refunds or credits for early returns or last-minute changes.
(Does not apply to regular mid-day dog walking clients.)



10. Cancellations (Non-Holiday Service Periods)

To best serve all clients, the following cancellation policy applies:



Standard Pet Sitting Visits

Cancellations may be made up to 14 days prior to the first scheduled visit without charge.

Cancellations made within 14 days of the first visit may be subject to a 50% cancellation fee.



Overnight Pet Nanny Services

Overnight reservations may limit PSU’s ability to accept other bookings during that time.
Due to the limited and exclusive nature of overnight reservations:
• Cancellations made 14 days or more prior to the first overnight will receive a credit on the client’s account
• Cancellations made within 14 days of the first overnight are non-refundable



Regularly Scheduled Dog Walking

Regular weekly dog walking services are billed at a discounted rate and reserve dedicated time slots.

Cancellations do not receive credits or refunds.



Credits & Refunds

Credits may be used within 90 days or by year-end (if within the final 90 days of the calendar year).

Refunds may be requested; a $45 processing fee applies.



11. Holiday Cancellations

• 100% payment is due at the time of booking
• Cancel 30 days or more prior → 100% credit (valid 90 days or until year-end)
• Cancel 21–29 days prior → 50% credit
• Cancel 20 days or less → No credit or refund



C. PAYMENTS, CARDS, HOLIDAYS & DISCOUNTS

How payments are processed, when cards are charged, and how holiday rates and discounts apply.



12. Credit/Debit Card Policy

Only the last 4 digits and expiration date show in your profile.

If a card declines:
• $25 surcharge may apply once every 10 days until resolved


Chargebacks:

• Contact PSU before disputing charges to avoid chargeback fees
• Minimum $125 fee, plus any owed amount



13. Payments (Refined)

Service fees are processed in advance of the Service Period unless otherwise specified below.

Standard Pet Sitting Visits

Payment for standard visits (drop-in visits) is charged 7–10 days prior to the first scheduled visit.

Dog Walking
• Recurring weekly dog walking services are charged prior to the start of each month, 7–10 days before the first scheduled visit
• Intermittent or as-needed walks are charged at the time of service

Overnight Pet Nanny Services

Overnight services require a higher level of scheduling commitment and are limited in availability.

Payment for overnight stays is charged at the time of booking to secure the reservation.

Overnight reservations may limit PSU’s ability to accept other bookings during that time.

Holiday Reservations

All holiday service periods are charged at the time of booking.

PSU does not invoice after services are rendered.

PSU reserves the right to suspend or refuse services for non-payment



14. Late Fees & Returned Checks

(We do not accept checks; however, in the rare instance that a check is accepted:)

For clients paying by check:
• $25 late fee every 10 days past due
• Accounts past 90 days may go to collections
• Returned checks: $88 fee per occurrence
• After a returned check, only credit/debit card payments are accepted



15. Holiday Fees

A $40 Holiday Fee applies to each Overnight visit.
A $10 Holiday Fee applies to each standard visit on the following holidays:

• Easter weekend
• Memorial Day weekend
• Week of July 4th
• Labor Day weekend
• Thanksgiving week
• Last 2 weeks of the year through approx. Jan 5

Regular mid-day dog walks do not occur automatically on holidays.





16. Discounts

Mid-day dog walking clients with a monthly contract receive discounted rates.
Holiday periods are excluded from discounts.



D. PET CARE & HOME CARE POLICIES

These policies ensure your pets are cared for properly and your home remains safe, secure, and respected while you’re away.



17. Food, Supplies & Supply Pick-Up

Client agrees to supply adequate food, medications, litter, and other essentials.

If PSU must purchase replenishments:
• Item cost plus a $45 errand surcharge applies.



18. Unsecured Pets

PSU is not liable for illness, injury, loss, or death of:
• Free-roaming outdoor pets
• Pets with yard/dog-door access

Pets should wear ID tags and remain indoors or secured. Microchip info and a current photo should be included in your profile.



19. Secured Areas

Client is responsible for pet-proofing:
• Fences, gates, latches
• Doors, windows
• Yard and indoor hazards

PSU is not liable for injuries sustained within the pet’s own home/property.



20. Safe Access to Home (Including Gated Communities)

Client must provide clear, safe entry to the home, including adequate lighting, safe walkways, and access free of hazards and debris.

If Client’s residence is in a gated or controlled-access community, Client is responsible for arranging reliable entry for PSU for the entire Service Period. This may include, as applicable:
• Providing any gate codes, fobs, remotes, windshield tags, or barcodes
• Adding PSU and/or assigned sitter(s) to the authorized visitor list
• Coordinating with gate attendants so PSU does not need to obtain a new day pass for each visit

Client understands that repeated check-ins at a manned gate can significantly reduce the time available for pet care. If gate procedures cause substantial delays, visit length may be shortened accordingly, and PSU will not be responsible for reduced visit time caused by entry delays outside PSU’s control.

During storms or other events, if debris or damage prevents safe access, PSU may coordinate cleanup or assistance as needed:
• Contractor costs will be billed to Client via the card on file
• If PSU pays up front, Client agrees to reimburse PSU for those costs plus $88/hour for the sitter’s time while tending to the issue on Client’s behalf

PSU is not liable for missed or delayed visits when access is denied or restricted by a third party (such as an HOA, security gate, or guard), or when gate codes, passes, or authorization are not provided, are incorrect, or are not honored.


20.1 Gated Community Access (Client Responsibility)

If you live in a gated or controlled-access community, please ensure PSU has reliable entry for the entire service period.
Many Florida communities require daily visitor passes or ID checks at the gate. Because our sitters may visit multiple times per day - and often over extended travel periods - daily check-ins at a manned gate create delays that reduce the time available for pet care.

To keep your pet’s schedule consistent, the following options help ensure smooth access:

Preferred Forms of Access:
• Add PSU and/or your assigned sitter to your approved visitor list
• Provide any required windshield tag, barcode, or gate pass
• Provide a permanent or temporary access code
• Notify the gatehouse that PSU will be entering multiple times daily

These steps allow us to enter efficiently without long delays at the guard station, ensuring we maximize time spent caring for your pets rather than waiting in line.

If granted access is not functioning, not provided, or repeatedly delayed by third-party gate procedures, PSU is not responsible for reduced visit time or missed visits caused by lack of entry authorization.

Thank you for helping us provide the best possible service to your pets by ensuring easy and consistent access.



21. Persons Other Than PSU on the Premises

Unauthorized visitors create safety risks.

No one other than PSU may access the home during a Service Period unless:
• PSU is notified in advance, and
• Visitor signs in using the tablet/notepad provided

PSU is not liable for damages to home or pets when others enter during the Service Period.

Bonded/insured service providers (cleaners, landscapers, etc.) are permitted with prior notice.



22. House Plants & Outdoor Watering

Indoor plants are watered weekly; group them in an accessible spot with a watering can.

Outdoor watering (gardens, shrubs, greenhouses) is available at varying rates.

Plant outcomes cannot be guaranteed; PSU is not liable for wilted or dead plants.



23. Keys, Keyless Entry & Access Codes

For reliability and emergency access, PSU requires that Client provide:
• Either two (2) working physical house keys,
or
• One (1) working physical house key plus any keyless entry codes/devices used as the primary method of entry.

If only one physical key is provided, PSU will have a duplicate made and a $48 duplication fee will be charged to Client’s card on file.

At Client’s request, PSU will return keys within 10 days of the end of the Service Period. A $35 key return fee applies. If keys are not kept on file with PSU, a $35 pickup fee and a $35 drop-off fee (total $70) will apply for each future Service Period.

If Client uses an automatic, smart, or keypad door lock as the primary entry method, Client agrees to:
• Provide current access codes in the online portal
• Ensure batteries and/or power for the lock are in good working order
• Notify PSU immediately if codes are changed at any time before or during the Service Period

Even when a keyless or automatic lock is used, PSU still requires at least one physical key as a backup method of entry in case of power failure, dead batteries, lock malfunction, or system error. If no physical key is provided and PSU is unable to access the home due to a lock or code issue, visits will still be charged, and PSU will not be liable for missed or delayed visits caused by the malfunction.

Garage codes or remotes may be used as an additional access point but do not replace the requirement for a physical key. Garage openers may not function during power outages and are not considered a primary or emergency access method.

If Client requests that keys be left inside the home on the sitter’s last visit and later requires a locksmith to gain entry, the Lockout & Locksmith Policy (Section 24) will apply.



24. Lockout & Locksmith Policy

If a locksmith is required due to malfunctioning locks or non-working keys:
• Client reimburses all locksmith costs
• Client pays for PSU’s waiting time at hourly rate

Client authorizes PSU to hire a locksmith if needed.



25. Security System Policy

PSU is not liable for:
• Alarm malfunctions
• False alarms
• Fines resulting from system errors

Client must provide accurate alarm instructions.



26. Urgent Veterinary Care

In emergencies:
1. PSU contacts the nearest emergency vet
2. PSU attempts to contact Client
3. If unreachable, PSU contacts emergency contact

Client authorizes PSU to approve necessary treatment up to the limit stated in writing (or at PSU’s discretion if no limit is provided).

Client is responsible for all associated costs.



27. Urgent Home Care

If damage occurs to the home (flooding, break-in, storm damage):
• PSU attempts to contact Client/emergency contact
• If unreachable, Client authorizes PSU to secure, stabilize, or protect the property at Client’s expense



28. Extension of Service Period

If Client is delayed:
• Client must contact PSU as soon as possible
• Services may be extended by agreement

For international travel or emergencies where contact is impossible:
• PSU provides care for up to 72 hours beyond the scheduled end
• If no contact is made after 72 hours, PSU may transfer pet/home care to the designated emergency contact
• Service Period closes at that time



29. Completion of Trip

Client must notify PSU immediately upon returning home, via phone or email.

If no notification is received:
• PSU continues visits
• Additional charges apply

Return-home messages must be left in the designated voicemail box (Option 2).



30. Inclement or Severe Weather

PSU uses its best judgment in severe weather or natural disasters.
• Delays may occur
• PSU may coordinate with emergency contact if needed
• PSU may relocate pets temporarily if safety requires

When temperatures exceed 80°F, PSU does not perform extended dog walks due to heat risk; dogs receive outdoor potty breaks instead.



E. PRIVACY, PHOTOS & COMMUNICATION

We respect your privacy, handle your personal information with care, and keep you informed throughout the year.



31. Privacy Policy

PSU keeps all client information private and confidential.



32. Pet Pictures & Publication

PSU may photograph pets for:
• Social media
• Website
• Marketing materials

No identifiable features of your home will be included.



33. Email Confirmations & Communication

PSU sends:
• Service confirmations
• Occasional updates and newsletters

Clients may opt out of marketing emails at any time.



F. LIABILITY, SAFETY & LEGAL TERMS

These terms protect both you and PSU and ensure clear expectations throughout our working relationship.



34. Personal Injury

Client assumes responsibility for injuries to PSU sitters caused by:
• Household hazards
• Pet bites
• Scratches or disease exposure

PSU does not service aggressive pets. Misrepresentation of aggression may result in liability.

If pets go off-site with PSU, Client indemnifies PSU against:
• Injuries caused by Client’s pets to others
• Injuries to Client’s pet(s) caused by other animals



35. Mediation & Arbitration

Disputes must first be resolved through mediation or non-binding arbitration under American Arbitration Association rules. Parties split the cost equally.



36. Attorney’s Fees

If Client initiates legal action and PSU prevails, PSU may recover:
• Attorney’s fees
• Legal costs
• Pre-litigation fees



37. Severability & Choice of Law

Invalid terms do not affect the rest of the agreement.

This contract is governed by the laws of the State of Florida.



SUMMARY OF AGREEMENT

PSU agrees to provide reliable, caring, and trustworthy service.
Client agrees to waive all claims against PSU except those arising from negligence or willful misconduct.

Client authorizes PSU to:
• Arrange alternate sitters if needed
• Transport pets for services or emergencies
• Approve emergency veterinary treatment
• Secure pets/home during emergencies
• Enter Client’s home for future reservations without requiring a new signed contract

PSU may update policies and rates at any time.
